Estimating rental value
Estimating rental value
We assess the rental value of your property personally, based on the rent index, location, condition and current demand.
In short
How much rent can I charge?
The local rent index (Mietspiegel) provides guidance. In municipalities with a rent cap, in North Rhine-Westphalia since March 2025 in 57 municipalities including Dortmund, the rent for a new tenancy may be at most ten percent above the local comparative rent; we assess the rental value of your property free of charge.
Why the figure matters so much
You set the rent once.
After that it determines your return for years. That is why it pays to set it correctly.
- 01Set too highEvery month of vacancy costs the full rent. And lowering it after weeks makes you look unsure.
- 02Set too lowThis can only be corrected slowly later on, because rent increases are limited by law.
- 03Rent cap (Mietpreisbremse)Where it applies, it sets the limit. We check what is legally possible.
