Tenant selection & credit checks
Tenant selection and credit checks
We check the income and creditworthiness of every applicant before introducing them to you. In the end you choose from vetted applicants.
In short
How do I vet a prospective tenant properly?
With proof of income for the last three months, a SCHUFA credit report, a certificate from the previous landlord confirming no rent arrears and a check against the applicant's ID. As a rule of thumb, the rent including utilities should not exceed about one third of net income.
Where it gets expensive
The three mistakes that cause rent losses
The risk is not the tenant, but the lack of checks.
Liking someone says nothing about their ability to pay. We request the evidence an applicant can and must provide.
With 150 enquiries, not everyone can be checked thoroughly. We pre-sort and check the applicants who are suitable.
Some questions a landlord is not allowed to ask. We know which information may be requested and how to get a clear picture nonetheless.
Still thinking it over? Then let's start with the rent.
A free assessment of the rental value places you under no obligation. Afterwards you will know what your property can realistically earn and can decide in your own time.
Process
How tenant selection works, step by step
From the first enquiry to our recommendation to you.
All enquiries come to us, not to you.
Does the applicant suit the apartment, the timetable and your requirements?
Self-disclosure form, SCHUFA credit check, proof of income, confirmation of no rent arrears.
You receive an overview of the vetted applicants with our assessment, and you decide.
