Selling a plot
Selling a plot
The price of a plot depends on what may be built on it. We check the planning law and sell to private builders and developers.
In short
How much is my plot worth?
The starting point is the standard land value (Bodenrichtwert), which you can look up free of charge on BORIS.NRW in North Rhine-Westphalia. The actual price, however, depends on planning rights, shape and access to utilities; we check this free of charge before we name a price.
Still undecided? Then let us start with a figure.
A free valuation places you under no obligation. Afterwards you know what your plot is worth and can decide calmly whether and when to sell.
Before you advertise
Why plots are sold below value
The standard land value (Bodenrichtwert) is only the starting point. Building rights set the price.
Whether a detached house, a pair of semi-detached houses or a multi-family house is permitted can double the value. We clarify the development plan or § 34 BauGB before we name a price.
Private self-builders pay for an attractive plot, developers pay for residential building volume. Simply advertising usually reaches only one of these groups.
If the land value exceeds the building value, the plot is marketed as a demolition property with building rights.
Process
How we sell your plot, step by step
You always know what happens next and what is needed from you.
We discuss your plot, your expectations and the timeframe. Free and without obligation.
Standard land value (Bodenrichtwert), development plan or § 34 BauGB, utilities connection, shape of the plot: from these we derive a realistic price range.
Cadastral map, land register extract (Grundbuchauszug), information on utility connections and contaminated land. We tell you what is needed.
Targeted at self-builders, developers or investors, discreetly without a public listing if you wish.
Negotiation, purchase contract, notarisation, handover.
Price
What your plot is worth
Five factors that determine the price of a plot.

- 01Development potentialWhat the development plan or § 34 BauGB allows is the biggest lever on the price.
- 02Standard land valueThe official reference value for your location (BORIS.NRW). The actual price often differs considerably.
- 03Shape & sizeA rectangular, easily usable plot is worth more than an irregular one of the same size.
- 04DevelopmentA developed plot with road access, water, sewage and electricity sells faster and for more.
- 05Location & surroundingsQuiet residential area, transport links, neighbourhood. Buyers pay for the address too.
