Inheritance
Selling an inherited property
After an inheritance, a lot comes at once. We work out with you what matters now and what can wait, and support the sale when you are ready.
In short
What do I have to do if I have inherited a property?
First establish proof of inheritance, i.e. a certificate of inheritance or a notarised will, then notify the tax office of the inheritance within three months and have the land register corrected, which is free of charge within the first two years after the death. After that the property can be sold; we help with the first steps and value the property free of charge.
The first steps
How we can help you now
You do not have to settle everything at once. These four things bring calm to the situation.
What needs to be done immediately, and what can wait? In one conversation we explain the certificate of inheritance, the correction of the land register and the deadline at the tax office.
A sound valuation is the basis for everything else: for tax, for a fair division among co-heirs and for the asking price. Free of charge.
Several heirs with different wishes? We bring everyone to the table, with transparent figures and without taking sides.
If you decide to sell, we take care of the marketing and, if you wish, coordinate the house clearance, discreetly and considerately.
Process
How we proceed, step by step
You always know what happens next and what is needed from you.
We discuss your situation, free of charge and in confidence. Even if you do not yet know whether you want to sell.
We tell you exactly which documents are needed and help you put them together.
You receive a realistic assessment that you can also use with your co-heirs and the tax office.
You decide in your own time. Once things get under way, we support you all the way to the notary appointment.
Not sure yet whether to sell? Then let's start with a conversation.
An initial consultation commits you to nothing. Afterwards you know what the inherited property is worth and which steps come next.
